Are you concerned about mold in your home or business? We can help!

Kill Mold in the Miami Area with Lee Restoration

Florida is blessed with a great climate. That’s why people love to live here. When it rains though, it really rains. That’s why homeowners, offices, businesses, houses of worship and schools need to take special care of their Florida property. This isn’t Arizona.

As well as hurricane, flood or normal storm damage, your Florida property has to battle it out day by day with high humidity. That means damp walls, floors, and ceilings. Lots of plants, fungus, and local critters really love that humidity. They love the warmth too. They can make your home into their home. Mold really thrives in Miami.

You might remember the team fighting the bad guys in Miami Vice – the team here at Lee Restoration fight Miami Mold. Molds are the real bad guys in the Miami Area. Molds really love the warm and humid Miami climate. You put your fresh food in a refrigerator because most molds hate cold. You wrap your food up or store it in airtight dry containers because molds need water. So, Miami with its sub-tropical climate is Mold paradise – it’s warm or hot and generally wet most of the year.

So, if your home, office or business gets Mold, you need to deal with it effectively.

What is the IICRC?

The IICRC (Institute of Inspection Cleaning and Restoration Certification ) is a professional certification organization. The people who are certified through the IICRC are not noted as members but rather as registered technicians. The technicians would need to have passed certifications through approved instructors and training schools to qualify as having passed the correct certification programs.

Why Mold is a Risk

Mold is the name for a group of funguses that causes biodegradation. There are many thousands of Mold species. In your property, Molds love all kinds of damp, like leaks, seepage or condensation. Mold will attack paintwork, wallpaper, curtains, rugs, pictures, and carpets. Serious fungal attacks will go after any structural timber in your home and that can get serious.

Molds don’t just attack your home, they can attack you too. Molds can cause allergic reactions. That means coughing, skin rashes, sneezing, runny eyes, and runny noses. In severe cases, Mold can trigger asthma and eczema attacks. There are also toxic molds, which produce very unpleasant mycotoxins. Luckily, these are relatively rare.

Mold colonies can grow and spread through poorly or untreated Timber. When that happens over a period of time, supporting walls, ceilings and floors can be weakened. Down this far South, we don’t get snow, which means flat-roofed buildings are more popular here than some other places. Flat roofs are a big cause of Mold. They need expert care and regular maintenance. Unfortunately, that doesn’t always happen, so pooled water can leak down through small cracks or holes in the roof. That’s great news for Mold but bad for your home, office, business or school.

Classification of Mold Hazards

Some molds are just a nuisance, while others damage your home and others can be harmful to people.

Allergenic Molds produce allergies and allergic reactions such as asthma attacks.
Pathogenic molds cause health problems in those people suffering from a pre-existing acute illness.

Toxigenic molds produce toxic substances (mycotoxins) that will make you very sick indeed and in some extreme cases can be dangerous.

So, Lee Water uses the system experts use to classify the degree of hazard of each type of mold into three broad classes.

Class A Mold Hazards

Class A, is the most hazardous mold for people. If this is found in your home, office, school or business you have to remove it immediately. This is especially important for properties where elderly people or young children live. Aspergillus, Mucor, Fusarium, and Stachybotrys (sometimes called Black Mold) are all Class A Molds. If you have the black mold type Stachybotrys, which has about 50 subtypes, including the very nasty Chartarum toxic black mold, it is very nasty indeed and must only be dealt with by professionals.

Acremonium is another very nasty Mold, which is usually white, grey, pink or orange or white in color. This bad guy likes condensation from room humidifiers, drain pans and some kinds of window sealants. Long term exposure to Acremonium can lead to diseases in your bone marrow or problems in your immune system. It is also a carcinogen.

Aspergillus is a family of over 180 common allergenic molds which in some circumstances can become more toxic and dangerous, causing lung infections and even in some cases Cancer.

It should go without saying that these Class A Molds need immediate and complete removal from any home with elderly or infirm people, any hospital, any restaurant or café and any school or kindergarten.

Class B Mold Hazards

A class B Mold is less hazardous than Class A molds, but they can harm people and your property is why it is also important to remove this type of mold from your home immediately. Alternaria, Cladosporium, and Penicillium are all Class B Molds. Alternaria is a very common form of household allergenic Mold in the world. It spreads aggressively and especially likes showers, bathtubs, and leaking sinks. Alternaria is also seen as a result of water damage. It causes allergic reactions similar to asthma.

Class C Mold

A Class C Mold is not hazardous to most people but can still damage the structure of your property, look unsightly and generate unpleasant smells. You should have these professionally removed. Chaetomium and Ulocladium are both Class C Molds.

Why DIY Mold Remedies are risky and unreliable

Just cleaning Mold off doesn’t solve the problem – if that’s all you do the Mold will be back. You can try “over the counter” Mold remedies, or Mold ‘wonder products’ sold over the Internet too but these are hit and miss at best and ineffective at worst.

You might think you are on top of the problem but then it comes back (or worse still, it spreads further where you can’t detect it). One sign that you still have a problem is that smell has come back. What’s more, some Molds are very difficult to see unless you know what to look out for. Mold can be present in anything in your home that has a paper or wood element, including pictures, wallpaper, drywall, furniture (especially damp cabinets) and insulation.

Some people put in dehumidifiers to battle the dampness. This can help a little but dehumidifiers on their own don’t get to the root causes of Mold. There’s no point spending money on a dehumidifier if it just slows the Mold problem down. You want the Mold problem eliminated. In any case, the overuse of dehumidifiers can make the air uncomfortably dry to some people too. If you really go to town on dehumidifying, don’t be surprised to wake up with an itchy throat or a headache.

Other people put High-Efficiency Particulate Air (HEPA) filters into their air conditioning. This will help remove some airborne Mold spores for a while- but doesn’t address spores moving around via people, objects or pets. Nor does it deal with the sites the spores are coming from. So it’s a partial and unreliable solution again it may slow things down slightly for Mold spreading but doesn’t get at the real causes.

What’s worse, they might not spot you have some of the nastier toxic Molds. That’s no good for you or for them while they are working on it.

You could end up paying twice if the job isn’t done correctly the first time around and you might not get the right fix for a serious problem.
